No Plans? No Problem

If you’re thinking about building or renovating but don’t have plans yet - don’t stress. You’re in the perfect spot to start.

Most people think they need to have drawings before they speak to a builder, but these days you can: Have a play with a pricing system that will help you work out what you can and can’t afford before talking to a builder.

That’s why we partnered with B4UBuild, a step-by-step starting point for clients who are still in the “we’ve got ideas, but nothing on paper” phase.

Here’s what it includes:

  • A structured process to help you get clear on budget and scope.
  • Introductions to quality architects, building designers, certifiers and engineers we trust.
  • Advice on what to avoid early on (like spending $20K on plans that won’t suit your site or
  • budget).
  • Early builder feedback so your selections suit your lifestyle and your budget.
1
Probable Cost: Get a Ballpark Before You Commit

Once you’ve got a concept or set of plans — even rough ones — we start with a Probable Cost Estimate.

This is a high-level pricing guide based on similar projects, current market data, and your scope.

It helps you answer the big question early: “Is this doable?”

We’ll review your brief and give you a clear range based on where your project sits.

2
Detailed Quote: No Guesswork, Just Numbers You CanTrust

If the ballpark works for you, we move into our quoting phase, and this is where we shine.

We review:

  • Full documentation (plans, engineering, energy reports, selections)
  • Your goals for finishes, layout, and functionality
  • Opportunities to save, improve or enhance the outcome

Then we:

  • Set you up in our client portal - your communication HQ
  • Map out your preconstruction schedule
  • Send detailed scopes to our trusted trades for quoting
  • Include allowances if you haven’t finalised finishes
  • Offer clear options for upgrades or savings
  • Suggest ways to improve flow, liveability, or design performance
  • Provide a full, transparent breakdown — no smoke and mirrors

We charge a fee for this work because it’s detailed, reliable, and sets the entire project up for success.

Not quite right at the first presentation? We will take notes and come back to you with a revised option.

3
Contracts & Kickoff: You’re Locked In

We formalise the build by signing a Master Builders contract. It includes:

  • The final agreed quote
  • Any accepted or deleted cost options
  • Timeline expectations
  • Any special conditions specific to your job
  • Clear contact info for your Frameology team

You’ll receive our Frameology Welcome Pack and meet your Project Manager and Site Supervisor.

4
Pre-Construction: Behind-the-Scenes Work Begins

While the site is quiet, we’re working hard behind the scenes. We:

  • Lodge QBCC insurance, QLeave, WorkCover, and Contract Works cover
  • Talk to the private certifier for final approval (if required)
  • Finalise selections with you (fixtures, finishes, colours, etc.)
  • Notify your neighbours with a brochure and contact details
  • Lock in scheduling with our subbies and suppliers

We load everything into Buildertrend, our client portal, so you can track progress, approvals, and timelines all in one place.

Construction: Watch It Take Shape Stage by Stage

Here’s how your home is built, step by step:

  1. Site Setout & Earthworks - setting up the site for success.
  2. Slab or Base Stage
  3. Frame Stage
  4. Enclosed (Lock-Up) Stage - roof on, doors and windows installed and cladding completed.
  5. Rough-in (electrical, plumbing, aircon)
  6. Internal Linings
  7. Cabinetry, Finishes & Fit-Off
  8. External works and landscaping goes in
  9. Final Touches & Clean-Up

You’ll get regular updates with photos, plus walkthroughs with us onsite every two weeks.

Every stage is signed off with an inhouse checklist and quality inspection, because we don’t cut corners or rely on guesswork.

We build it once, and build it right.

6
Practical Completion: The Final Pass

When construction wraps up, we do our own internal quality audit first. Then we walk through the entire home with you.

You’ll receive:

  • A full handover pack (keys, remotes, manuals, warranties)
  • A clean, finished home ready to move into
  • A thank-you gift from us to mark the milestone

This isn’t just a job to us - we’re proud of every home we hand over.

7
Aftercare & Warranty: We Don’t Disappear

You’re not just another number. We stay in touch after handover and take responsibility for any final tweaks or fixes. Here’s what to expect:

  • Let us know within 14 days if anything needs attention — we’ll be back within the month
  • At 6 months, we check in to see how everything’s going
  • At 12 months, we complete our final maintenance check so you can take full ownership confidently

And if anything urgent comes up at any point — just call us. We’ll sort it.
